No tiers, no per-lot list price, no "starting at" that turns out not to apply. Send your plat and you will have a firm number within one business day — and it will be the number.
WHAT MOVES A QUOTE
Six things, and no surprises
These are the only variables. If one of them is unusual on your project, we will say so before you commit rather than after.

Lot count and phases
A 40-lot single filing and a 900-lot masterplan are different jobs. Phases that release over time are quoted together so you are not re-quoted each filing.

Terrain complexity
Flat and rectilinear is quick. Steep grades, walkouts, ponds, creeks and irregular boundaries take longer to model accurately.

Source material
A clean CAD file is the fastest input. A legible PDF plat is normal. A poor scan of an old mylar takes more work — and we will tell you before we start.

Update frequency
Most teams update statuses themselves in the admin panel at no extra cost. If you would rather we handle every change, that is a service level we price.

Where it runs
Website embed is standard. A sales-center touchscreen is the same map in kiosk mode — no second build, no separate license.

Portfolio scale
Running several communities from one login costs less per community than running one. Tell us the whole pipeline and we will quote it as a portfolio.

There is no à la carte list underneath the quote. Everything below is part of every community we build.

Straight answers about money
Why not publish prices?
Because a community is not a SKU. Lot count, terrain, source quality and how often you want us involved change the work by more than any honest published number could cover. You get a firm quote before anything starts.
How fast is the quote?
Within one business day of seeing your plat. If we need something clarified we will ask that day rather than sit on it.
Is the CRM extra?
No. The admin panel and CRM ship with every community. There is no per-seat charge for your own team.
Do you charge for status updates?
No — you update statuses yourself in the admin panel as often as you like. Only a managed service, where we make every change for you, is priced separately.
What if the map is not right?
The first draft comes with a revision round. We keep working until the map matches your recorded plat — that is the standard, not an upsell.
Is there a contract minimum?
We will tell you the term in the quote before you commit. We do not use a one-year lock as a negotiating tactic.
