Agreement to these terms

By using this website, submitting a form, or using a map we built for you, you agree to these terms. If you are agreeing on behalf of a company, you confirm you have the authority to bind it, and "you" means that company.

If you do not agree, do not use the site or the service.

What Plotex provides

We take a plat map, site plan, CAD file or PDF that you already have and rebuild it as an interactive 3D community map. We host that map and give you an embed snippet — one script tag — to place it on your own website.

Every map ships with an accessible lot table that mirrors the map data, and with an admin panel that includes a lead pipeline, lot history, payment plans and buyer ledgers, commissions, a document vault, automations, campaign reporting and role-based access.

Our normal turnaround is a first draft within 3 business days of receiving a usable plat, and a quote within 1 business day of your inquiry. Those timelines depend on you getting us the file and the lot data.

A person builds your 3D map. AI is used at intake to read the plat and pull lot counts, dimensions and labels. We do not claim automatic or instant 3D generation, and nothing in these terms should be read as promising it.

Quotes, orders and fees

Pricing is by quote. Tell us about the community and we will send a written quote, normally within 1 business day.

A quote is an estimate of scope and cost. It is not an offer, and it does not create a contract. Nothing is binding until both sides sign an order form or agreement. We may revise a quote if the scope changes — for example, a different lot count, a revised plat, or work beyond what the quote describes.

Quotes are valid for 30 days from the date we send them.

Payment terms, currency, any applicable sales tax, late fees, and the renewal and non-renewal notice periods are set out in the order form you sign. They are deliberately not on this page: they vary by project, and a public page that disagreed with your signed order form would only create an argument. Ask us for them before you sign, not after.

What we need from you

We can only build what you give us, and we rely on you to have the right to give it.

Rights warranty. You represent and warrant that you own, or have written permission to use, every plat, site plan, CAD file, survey, rendering, logo, photograph and description you upload or ask us to publish. Many plats and site plans are the copyrighted work of an engineering or surveying firm, and that firm has to have released them for this use.
Accuracy. You are responsible for the lot data you supply and the statuses you set — sizes, dimensions, acreage, exposure, availability, reserved, under contract, sold. We reproduce what you give us. We do not verify it against the recorded plat, a survey or the county record.
Keeping it current. Availability changes fast. Updating status in the admin panel is your job, and buyers rely on it.
Your account. Keep credentials confidential, use real named accounts rather than shared logins, and tell us promptly if you think an account is compromised.
Your team and your agents. If you give access to brokers, agents or a marketing vendor, you remain responsible for what they do with it.

The map is a marketing tool, not a survey or a legal document

This is the most important section on the page. An interactive map is a sales and marketing tool. It is not, and must never be presented as:

A boundary survey, an ALTA/NSPS land title survey, or a substitute for either.
The recorded plat, or a replacement for the legal description used in a deed, purchase contract or title commitment.
A title document, a plat certification, an engineering drawing, or a construction document.
An offer to sell or lease real estate, a reservation, or a contract of any kind. No contract is formed by tapping a lot.
A statement of what a lot can be built on. Zoning, setbacks, easements, utility locations, floodplain, deed restrictions and CC&Rs govern that, and they are outside our scope.

Approximation and change

Lot lines, dimensions, acreage, terrain, road alignments and amenity locations shown in a map are approximations derived from the documents you supply. Availability reflects what your team entered in the admin panel at that moment and can change without notice.

Every published map carries a visible disclaimer to that effect, telling buyers to confirm lot dimensions, boundaries and availability against the recorded plat, a current survey and a signed contract. You agree not to remove, obscure or contradict that disclaimer.

No professional advice

Plotex is not a licensed surveyor, engineer, architect, appraiser, real estate brokerage, title company or law firm, and nothing we publish is legal, financial, appraisal, title or brokerage advice.

Our website content — including the glossary, the calculators and the blog — is general information. Confirm anything deal-specific with your attorney, your surveyor, your title company or the municipality.

Fair housing and the content you publish

You are responsible for the copy, imagery, lot data and pricing you publish through your map, including compliance with the federal Fair Housing Act and state equivalents, with your state license advertising rules, and with any land-sales registration or disclosure requirement that applies to your community.

We do not review your content for compliance. If we become aware of content that plainly violates fair housing law, we may remove it or suspend the map and tell you why.

Intellectual property

You keep your data. Your plat, CAD files, renderings, artwork, lot records, brand assets, documents and buyer records remain yours. You grant us a limited, non-exclusive license to host, process, adapt and display them for one purpose: building, hosting, supporting and updating your map and admin panel.
We keep our platform. The viewer, the admin panel, the 3D authoring pipeline, our templates, our source code and everything we build to operate the service are ours, including improvements we make while working on your project.
What you get. A right to use the hosted map and admin panel for marketing and selling your own communities while your subscription is active, and to embed it on websites you control.
What you may not do. Resell, sublicense or white-label the service without our written agreement, or hand our viewer to another vendor to copy.
Feedback. If you send us ideas or suggestions, we can use them freely and with no obligation to you.
Portfolio use. We will not show your community in our portfolio, demo list or case studies unless you opt in. There is a separate, unchecked box for it on our inquiry form; leaving it alone means no, and it has no effect on your quote. You can withdraw the permission later by emailing privacy@plotex.us, and we will take the project down. The sample communities on this site are built from public plat records and labeled as samples, precisely so we never need a customer’s project to demonstrate the product.

Acceptable use

You agree not to:

Upload any file you do not have the rights to, or any content that infringes someone else's copyright.
Publish availability, dimensions or pricing you know to be false.
Upload malware, attempt to breach the service, probe it, or access another customer's data.
Scrape, crawl, reverse-engineer, decompile or copy the viewer, the admin panel or the underlying data beyond your own.
Overload the service with automated traffic, or use it in a way that degrades it for others.
Use the service for anything illegal, deceptive, or discriminatory on a protected characteristic.

Suspension

We may suspend access to stop active harm — a security incident, non-payment, or a clear violation of the section above. We will tell you why, and we will restore access once the cause is resolved.

Availability and support

We host your map and we work to keep it fast and available. We do not promise a specific uptime percentage in these terms, and you should not rely on one unless it is written into a signed agreement.

We may take the service down for maintenance. For planned work we expect visitors to notice, we will give advance notice. Parts of the service depend on third parties — hosting, network, storage — and outages there can affect us.

Support is by email at hello@plotex.us, and we aim to answer within one business day. Our team works India hours, so a message sent during the US afternoon is usually answered by the next US morning. We do not offer a written uptime SLA or service credits on this page; if your project needs one, ask, and it goes in the signed agreement or not at all.

Confidentiality

Each side will protect the other side's non-public information — your unreleased phasing and pricing, our quotes and technical detail — with at least reasonable care, use it only for the project, and not disclose it except to people who need it and are under similar obligations. This does not cover information that is public, already known, independently developed, or required to be disclosed by law.

Disclaimers

The website and the service are provided "as is" and "as available". To the fullest extent permitted by law, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, title and non-infringement.

We do not warrant that the service will be uninterrupted, timely, secure or error-free, that defects will be corrected, or that the map is accurate for survey, engineering, title or legal purposes. It is not.

Limitation of liability

To the fullest extent permitted by law, neither party is liable for indirect, incidental, special, consequential, exemplary or punitive damages, or for lost profits, lost sales, lost data or lost goodwill, even if advised such damages were possible.

Our total aggregate liability for any and all claims arising out of the service is limited to the fees you paid us in the 12 months before the event giving rise to the claim.

Nothing in these terms limits liability for fraud, willful misconduct, or anything that cannot be limited under applicable law.

Indemnification

You will defend and indemnify Plotex against third-party claims arising from the files and content you give us or publish, a breach of your rights warranty, your use of a map in violation of law including fair housing and land-sales rules, and your breach of these terms.

We will defend and indemnify you against a third-party claim that our platform, as we supply it and excluding your content and your data, infringes a US intellectual property right.

In both directions: prompt written notice, control of the defense by the indemnifying party, and reasonable cooperation.

Term and termination

These website terms apply whenever you use the site. Service terms run for the period in your order form and continue until either side terminates as that order form describes.

Either side may terminate for material breach that is not cured within 30 days of written notice. We may terminate immediately for non-payment beyond the cure period, or for use that creates legal or security risk.

On termination we stop hosting the map, the embed stops rendering on your site, and admin access ends. Fees already paid are not refundable except where the order form says otherwise.

Your data when we part ways

Your data is yours, and leaving does not change that. On termination you may request an export of your lot records, uploaded files, documents and lead records in a common machine-readable format.

Request the export within 30 days of termination. After that window we may delete your data on our normal schedule. We will confirm deletion in writing if you ask. Backups age out on their own cycle.

We will not hold your data hostage over a billing dispute.

Governing law and disputes

These terms are governed by the laws of the State of Texas, without regard to its conflict-of-law rules.

The state and federal courts located in Texas have exclusive jurisdiction, and both sides consent to venue there. Disputes go to court, not to binding arbitration, and there is no class-action waiver in these terms — we would rather not ask you to give up a right in order to buy a site map.

Each side will try in good faith to resolve a dispute by talking to the other first. Email hello@plotex.us and we will respond.

Other terms

Order of precedence: a signed order form or master agreement controls, then these terms, then anything else we publish.
If a provision is unenforceable, the rest stays in force.
Not waiving something once does not waive it forever.
You may not assign these terms without our written consent, except to a successor of your business. We may assign to a successor of ours.
Nothing here creates a partnership, joint venture, employment or agency relationship.
Neither side is liable for delay caused by events outside its reasonable control.

Changes to these terms

We may update these terms. We post the revised version here with a new date at the top.

September 17, 2026 — first published version. Set Texas as the governing law and venue, confirmed that disputes go to court rather than binding arbitration and that no class-action waiver applies, capped our liability at the fees paid in the preceding 12 months, set quote validity at 30 days and the post-termination export window at 30 days, and confirmed we will not use your community in our portfolio without written permission.

For customers with an active project, a material change takes effect at your next renewal, or 30 days after we notify you, whichever is later. For website visitors, changes take effect when posted. Continuing to use the site or the service after the effective date means you accept the revised terms.
