Price per front foot

Front-foot pricing divides a lot price by its frontage in feet. It is how builders compare lots on the same street, how corridor and waterfront ground is valued, and how many street, water and sewer assessments are levied.

THE MATH

How it's calculated

Price per front foot = lot price ÷ frontage in feet. Reversed: lot price = price per front foot × frontage.

WORKED EXAMPLE

Given: A $315,000 lot with 90 ft of frontage

Result: $315,000 ÷ 90 = $3,500 per front foot

Front foot price calculator questions

When is front-foot pricing used?

Builder lot takedowns, waterfront and view lots, commercial frontage on an arterial, and special assessments for streets, water and sewer, which are commonly levied per front foot.

Why not just use price per square foot?

Because on a corridor or a shoreline the value follows the frontage, not the depth. Two lots with identical square footage are not worth the same when one has 100 feet on the water and the other has 40.

Which frontage counts on a corner lot?

The street the lot is addressed to, unless the ordinance or the purchase contract names the other one. State it on the lot record so nobody has to re-measure it later.

How does it work on a cul-de-sac lot?

Frontage is measured along the arc of the street right-of-way, so a pie-shaped lot shows a small frontage number against a large area. Price those on area or on a flat lot premium instead.
